When you become the owner of many houses then it duty and responsibility to handle all problems, impose the safety measures to be taken and insist them on the proper maintenance of your home. It is the duty of a landlord to address detailed safety issues to their clients, support them in problems and inspect them annually. An annual safety inspection to the tenant residence with the inspectors can be included in the lease contract. During annual safety inspection smoke detectors and other mechanical systems like plumbing, heating and other appliances, tenant created safety issues regarding the usage and removal of circuits can be inspected.
Notice can be send 2 weeks before conducting the annual safety inspection and a day or two before the inspection and a correct timeframe whether morning, afternoon or evening can be requested from the tenant. As proper notification eliminates many tenants inspection problems a check has to be made with your state’s statutes, as some states requires an advance notice and there are other states which require the inspection to be done by the tenant. In many states cause for eviction occurs where a tenant refuses your inspection for which you can protect him by instructing the necessary safety codes.
